The European Club at Hallandale Beach
 NOVEMBER 14, 2006 -- Hallandale Beach, Fla. -- V-Strategic Group, based in Miami, is planning the European Club, an upscale, mixed-use project here, at 2101 East Hallandale Beach Blvd. Development will likely cost about $185 million, a project spokesperson told MHN.
The 30-story tower, scheduled to break ground in the first quarter of 2007, will feature 118 condominiums, 125 condo/hotel suites, 91,000 square feet of office space and 12,000 square feet of ground-floor retail space.
Designed by Architectura Group Inc., a Hollywood, Fla.-based architecture and interior design firm, the development is slated for completion in late 2008. Monarch Hotels and Resorts, offering residents services from maid services and 24-hour in-room dining to limousine pick-up and spa treatments, will manage the building.
Alfredo Gamarra, a partner at Architectura Group, told MHN that European Club will be designed with a modern aesthetic, featuring large spans of glass, stone cladding, stainless steel accents, alternating vertical and horizontal banding of concrete, and smooth stucco finishing. The towers elliptical shape, fluid lines, glass paneled-windows and balcony railings will help reduce the buildings visual mass.
One- and two-bedroom condominiums, ranging from 1,300 to over 8,000 square feet, will feature 10-ft. ceilings, double door entryways, terraces, laundry rooms, energy-efficient air conditioning systems, hardwood flooring, Quartzite composite countertops, Miele appliances, designer bathroom fixtures, Jacuzzi tubs, and solar-tinted and laminated impact-resistant glass windows and sliding doors.
Condo/hotel units will feature studio, one- or two-bedroom layouts, ranging from 550 to more than 1,000 square feet. They will be equipped with flat-screen plasma TVs with DVD/CD players, stainless steel appliances, glass-railed balconies, hardwood flooring, designer linens and towels, pre-wiring for cable and satellite TV.
Condominiums will be priced from the $600,000s to over $4 million and condo/hotel suites will be priced from the low $300,000s to over $1 million. Monarch Hotels and Resorts have not yet released the length of time condo/hotel residents may stay in their units. All residents will have access to a 14,000-sq.-ft. fitness facility and spa, lounge, gourmet restaurant with deli, valet parking, rooftop deck with pool, and concierge services.
The development and design team hopes the European Club will jumpstart the evolution of Hallandale Beach into a tourist destination¡Öaided by the renovation of Gulfstream Park, an entertainment complex centered around a thoroughbred racing track. ⌠The area is very prominent and there are many great modern buildings going up right now, Gamarra said.
Kirschner Realty International Inc., based in Hollywood, Fla., is handling the condominium and condo/hotel units sales and marketing. The temporary sales center will open by the end of 2006, with the permanent on-site sales center opening in the first quarter of 2007.
